Additional Rules

Welcome to our family cottage! We keep it comfortable, clean, and stocked -- just the way we like it. And we love to share our happy place with others. Please respect our cottage and our property within it so that we can continue to share it! 

 

Please note for purposes of these rules, the following definitions apply:   

The Property:

The cottage located at the address of 17536 Reenders Ave, Spring Lake, MI 49456. The Premises: Includes the Property, the associated dock, the associated land surrounding both areas. Owner/Host: the host of this Property Guest and/or “you” and “your”: the named guest of the reservation. By booking this Property, you agree to all of the rules below, including to send photo IDs within 72 hours of booking. You understand that you are responsible for total compliance with these rules (for yourself and any person you allow on the Premises during your Stay). While we have been very fortunate with wonderful guests who have respected and cared for our property thus far, we do need the ability to enforce reasonable rules and regulations, as necessary, for the safety and wellbeing of our guests, our neighbors, and our Property. A violation of any of the following rules is subject to a $20 fine or the cost to clean, repair, replace, as necessary, anything impacted by the violation (whichever is greater), unless stated otherwise. Any violation that, in Host's sole discretion, creates an unreasonable risk to personal safety, of destruction to Host's property, or of creating significant problems for Host with respect to Host's neighbors, local jurisdiction, or any other authority, could result in immediate eviction without refund or cancellation of the remainder of the reservation, with Host retaining payment for the canceled/unused nights. Please note for security purposes that protect our cottage and all guests, we have an outdoor-facing camera above both the front and back doors. While these cameras are not generally monitored, they are on 24/7 and maintain visual recordings for several days at a time, to be available in the event of a problem. Guests may not touch or interfere with these devices for any reason.

 

A. Booking and Check-In 

 

1. Guests who book must be at least 25 years old and all Guests must provide an electronic copy of a valid, government-issued ID showing photo and address within 72 hours after booking. 

2. At check-in, you will be provided the following, at a minimum: • 4 bath towels and 2 hand towels; • 4 beach towels; • Fresh sheets, pillows, and quilts/comforters for each of the 3 queen beds; • Pots and pans, plates/bowls/cups, and many eating and cooking essentials (including many spices, oils, condiments, utensils, etc.). If any of these items are missing or if you require additional items, please notify Host immediately and we will do our best to replace or provide. 

3. You will also be provided with a starter amount of toilet paper, paper towel, soap, shampoo, conditioner, trash bags, and other travel essentials. Depending on the length and occupancy of your Stay, you may need to purchase additional supplies. 

4. Appliances available for Guest's Enjoyment: • Refrigerator and freezer; • Dishwasher; • Stove and oven; • Drip coffee maker and Keurig (along with a starter set of coffee pods); • Blender and toaster; • Front-loading washing machine and dryer; • Window air conditioning unit (summer months only); • A 27-in smart tv, and a 20-in tv with Roku; and • Several floor/ceiling fans and a space heater (we also have central heating). If any of these items are missing upon your arrival, please notify the Host immediately. Please also note that if these items are missing, damaged, or require an unreasonable amount of cleaning (beyond normal wear and tear) at the end of your Stay, you will be assessed a $100 fine or the cost of repair (whichever is greater), or (if absolutely necessary), the cost to replace.

5. You will have access to the Property through a smart lock and one physical key set to the Premises during the Stay. You will receive instructions from the August Smart Lock upon booking. This message has your personal code for entry during your Stay. You may also download the app if you would prefer. Physical keys may not be duplicated and must be left at the Premises at the end of your Stay. If anything on the Premises is unacceptable to you, you must notify Host immediately upon your arrival so that Host can take remedial measures as soon as possible. 

 

B. General Household Rules 

1. The Premises is for your personal, exclusive use as a dwelling during your Stay. 

2. Only guests/occupants included in the reservation are permitted on the premises. Additional visitors are permitted up to a total occupancy of 4 -- which is our legal occupancy limit. If you wish to have more than 4 occupants on the Premises, you must notify the Host and obtain advanced approval. Because our Permit to rent depends on it, we are required to strictly enforce our occupancy limit. If this rule is violated, Guest may, at Host's discretion, be subject to a fine of $100 per person, per day, or, (if necessary) immediate eviction with no refund. 

3. We try to keep the Property well-stocked, but we also use a “take one, leave one” policy. If you use the last of a staple condiment, spice, oil, etc. and aren’t able to replace it, please leave Host a note to do so after your stay. 

4. Only 2 vehicles are permitted on the Premises, and they must be parked in the driveway and off the street (pursuant to City Code). 

5. Please collect trash and recycling in the appropriate receptacles, lined with trash bags (extras are kept under the sink if needed). Please tie trash bags before placing them in the appropriate bin outside. Trash and recycling bins are collected on Monday during early morning. If your Stay is over a Sunday night or Monday, please place the bins at the end of the driveway and/or return the bins to the backyard. 

6. Candles, open flames (including fireworks) are not allowed anywhere on the Premises.

7. The Premises, including the shed, must be locked any time you are not present. 

8. You and anyone you permit on the premises may not disturb, annoy, endanger, or inconvenience the Host's neighbors. Quiet time hours are 11pm to 7am. Please note that Host has a noise detector in the Cottage and will be notified if noise reaches above 90 decibels for a prolonged period.

9. Smoking of any kind is not permitted on the premises. Evidence of smoking anywhere on the premises will result in an automatic fine of $200 and may result (if necessary) in immediate eviction, plus the cost to clean, repair, or replace anything that is damaged in any way by smoke. 

10. You may not touch, remove, turn off, damage, or reposition any smoke, carbon monoxide, noise detectors, or any security cameras on the Premises. If there is a problem with any of them, please notify Host immediately. 

11. Any illegal activity, prohibited by any applicable laws, ordinances, rules, or orders of any appropriate government authority is not permitted. If Host is assessed a fine, fee, or cost because of Guest’s activity, Guest will be responsible to reimburse Host for the cost. 

12. Please notify Host of any destruction or damage to the Premises or Host’s Property.

13. Please close any windows before running the air conditioning unit or heat. 

 

C. Cleaning Requirements 

1. Please clean up after yourself and your guests. Food, drink, or other substances on the floors, walls, pots/pans, or furnishings that cannot be easily cleaned off will be considered damage to the Premises (beyond normal wear and tear). 

2. Please flush only toilet paper down the toilet, as our septic system is fragile. 

3. These are the original hardwood floors. Please protect them whenever possible. 

4. Please clean all pots and pans appropriately and prevent any baked-on food. 

 

D. Outdoor Rules 

1. Campfires are only permitted in the fire pit in the backyard. City ordinance prohibits relocating the fire pit or burning anything except dried firewood. Flames must be completely extinguished with sand in the bucket near the fire pit and the pit must be completely cooled before being left unattended. Please cover the fire pit with the fire pit tarp any time it is not in use (especially in cases of rain to prevent rust). 

2. If you grill on the charcoal grill in the backyard, the grill must remain in an open area at least 5 feet from the trees, cottage, or storage shed. All fires must be thoroughly extinguished before being left unattended. 

3. No open flames are permitted anywhere on the Premises, except campfires and grilling as noted above. 

4. If you use the outdoor dining set, please wipe it down and cover it after use. In case of rain, the dining table must be covered at all times. 

5. Use of Host's kayaks and bikes constitutes agreement with Host's liability waiver. Please sign and return the form to Host prior to use. 

6. The outdoor patio umbrella must be closed when not in use and in cases of high wind or rain, to prevent damage or destruction. 

 

E. Checkout 

1. Please clean up after yourself and leave the Premises in the same general condition as it was upon your arrival. 

2. Please gather any and all bedding, linens, blankets, towels, etc. that you used during your Stay and leave them in a pile in the laundry room. 

3. Please load the dishwasher with any dirty dishes remaining and run it. 

4. At the end of your Stay, please leave the physical key set on the kitchen table and secure the Premises (including shutting and locking all doors and windows). 

5. Please remove all of your personal items and goods, and peaceably leave the Premises at check out time. 

 

F. Liability to the extent permitted by law

Host is not liable or responsible for any damages, accidents, injuries, or illness that occurs to you or any individual you invite on the Premises or that otherwise relate to this agreement or Host's Property. Host is also not responsible for theft or loss of your personal belongings while on or around the Premises during your Stay. You and any individual you invite on the Premises agree to assume the risk of any harm arising from the use of the Premises or any of the equipment, amenities, or activities thereon. To the extent permitted by law, Guest will indemnify and hold harmless Host from any and all expenses, costs, damages, suits, actions, liabilities, or lawsuits whatsoever arising from or relating to any and all loss of or damage to personal property, injury, or death resulting from the use or occupancy of the Premises or the failure of Guest or Guest's guests to observe the rules and restrictions set forth in this Lease. Host recommends that Guest obtain travel or vacation insurance to protect Guest from any unforeseen complications or travel interruptions. In general, refunds are not permitted except as required by law. Host will maintain the Premises as well as possible. While all utilities and equipment on the Premises are in good working order, Host cannot guarantee against all failures of electrical service, plumbing, water supply, air conditioning, TVs, internet, streaming services, appliances, etc. Please report any inoperative equipment or maintenance failures to Host immediately and Host will make every reasonable effort to have any repairs or replacements done quickly and efficiently, with as minimal interruption to your Stay as possible. You must allow Host access to the Premises for purposes of repair, inspection, emergency, or a suspect violation of these rules or any other illegal activity. Such issues will not affect the contract or result in a refund, unless warranted, in the Host's sole discretion. Please note that the stairs to the loft area are very steep. Children or adults with difficulty climbing stairs should not attempt to climb. If you choose to go up or to allow another person up to the loft area during your Stay, you assume the risk of any potential injury or damage.
